  • REFERENCES

All lettings are subject to satisfactory references being received and approved by our clients. These references are usually obtained through a credit referencing agency and are taken from a prospective tenant’s bank, employer or accountant, and present landlord or other personal reference. There is a charge which you will be asked to pay before references are taken up.

  • CHARGES

You will be asked to make the following advance payments before the tenancy starts:-

  1. One month’s rent in advance

  2. Deposit – usually equivalent to one and a half month’s rent

  3. Legal fees

  4. Check-in and administration fee

  • DEPOSIT

Your deposit will be held in a designated interest-bearing account. It will be used to cover any charges assessed as being your responsibility at the end of the tenancy. Because we are members of ARLA, you have the reassurance of knowing that your money is protected by the bonding scheme.

  • TENANTS’ OBLIGATIONS

The following costs will be your responsibility during the tenancy:-

  1. Gas (or oil, if applicable), electricity, telephone, water rates and Council Tax. The relevant authorities will be informed of the new tenancy with dates and meter readings

  2. TV Licence fee

  3. Any other charges and responsibilities specified in the Tenancy Agreement
