How will my property be advertised?
|
|
Apart from our own website, we also advertise in other areas on the internet, in the local property papers and various
other national and local publications. We have a lot of contact with local and London-based relocation agents as well as large corporates
including oil companies, banks, insurance companies, IT and telecommunications firms. Many prospective tenants also come to us by
recommendation or previous experience.

Should I let furnished or unfurnished?
|
|
The majority of tenants rent unfurnished, but the more flexible you can be, the better. A furnished property does not
generally achieve a higher rental level.
|
|
How should my property be presented?
|
|
We are happy to visit you, without obligation, and will advise you if we feel there are any alterations which may
improve the chances of letting your home. As a general rule, your property should be presented in good decorative order (preferably
neutral décor), with modern kitchen and bathroom/s. There should be at least one power shower. The property should be professionally
cleaned throughout before the tenancy starts and we will arrange this if we are managing your home for you.

Do I really need to pay for an inventory?
|
|
Yes! This is an important document and, even if your property is unfurnished, you still need a Schedule of Condition.
This is used for the check-in and check-out and without it, you would be unable to claim charges from the tenant’s deposit for any
damages.

How will I receive the rent?
|
|
As soon as the tenant’s rent has cleared into our bank account, we arrange to pay the net balance to you via our
computer link with the BACS system. It should appear in your bank account three working days later.
|
|
What happens if my tenant stops paying rent?
|
|
We will do our utmost to ensure that the rent is
paid but if all else fails, legal action may be needed.
|
|
What about tax?
|
|
You will be liable to pay tax on the net rental income. Please ask if you would like further information.
|
|
Which charges are the tenant’s responsibility?
|
|
Utilities (gas, electricity & telephone); council tax; water rates.
|
|
What about damage caused by the tenant?
|
|
We take a deposit, which is the equivalent of one and a half month’s rent and is generally sufficient to cover any
damages assessed by the inventory clerk at checkout.
